• water coming from bottom of water heater tank

    I just drained my water heater, refilled it, lit the pilot light, and everything appeared ok. This morning I went and checked it and now I've got water on the stand in the garage, and it appears to be from the bottom of the tank, this happened when it was installed and they changed some value. That was 5 years ago. Is the H2O heater on it's way out? What should I do?

    First, try to determine whether the leak is actually from the tank or from the plumbing. If the water is leaking from a valve or piping, it is possible that you may be able to simply fix the part that is leaking. Check the drain valve first. However, if the underside of the tank feels wet and the water is actually leaking from the bottom of the tank, then the tank cannot be repaired and your water heater will need to be replaced. The tank may be rusting out.
